Our Recent Project - The Spreestudios

Spreestudios I Köpenicker Chaussee 1-4, 10317 Berlin

With the “Spreestudios”, located in Rummelsburg (a part of the Berlin, district Lichtenberg), the Kunstfreunde have realized its premier project at the bank of the River Spree. In the golden 1920s, this 25.000 m² compound featured as the urban river line public bath of Lichtenberg and attracted 17.000 daily visitors. From the 1950′s to the 90′s, the site was the domain of the German Democratic Republic’s customs department. After the fall of the Berlin Wall, nature reclaimed it, and the former bath became an enchanted natural property.

With its historical buildings, a distinct private port, a 200 m long waterfront as well as various, huge halls, the property provides ideal conditions for and nearly unlimited possibilities as an event, movie or photo location. The compound is located at the widest point  of the Spree with an ideal south-west alignment, allowing events for up to 8.000 guests. From the green banks, there is a view to the opposite Insel der Jugend and the famous Spreepark. Creative minds and freethinkers will find the Spreestudios most suitable for establishingateliers, studios and workshops.

Potentially , the area will also be developed into a venue for enthusiasts of historical boats, featuring space for boat-restorers, enthusiasts as well as berthing places for historical boats itself.

EFFECTIVELY, The Kunstfreunde are looking for visionaries, big hitters and team players eager to join the project by taking an active part in the development of the area.

Projects

Herzbergstr. 40-43

The approx. 20.000 m² compound, formerly used by the “motor pool of the ministers of the German Democratic Republic” presents itself in a rather unimposing fashion. Alongside multiple tall garages and everything from vehicle-care to maintenance, the area provides 13 additional buildings and a gas station from the 1930s. The highlights however, are the authentic and still untouched bar, the ballroom, a sauna and a bowling alley.

Karl-Kunger-Höfe

The ensemble of buildings of the former W. Gurlt telegraph plant can be found in the backyard of Karl-Kunger-Str. 47/48. Built in the year 1900, the area was vacant for over 20 years. A reconstruction transformed it into 15 individual lofts and carriage houses.

Löwestr. 25

Established in 1954, the medical center for rheumatism is listed under the preservation of sites of historic interest. The vacated building has been developed into 11 sun-drenched lofts with a floor space of 150 m² to 300 m². Most are equipped with terraces, balconies or a garden.

Ratiborstr. 4

Near the Paul Linke Ufer in Kreuzberg lies an oasis of calm and creativity. The second backyard incorporates a brick building from the 1900s and a carriage house. The factory building incorporated a cigar factory, a customs storehouse and was later utilised as a joinery.

Löwestr. 5 B

Established in approx. 1900, the factory in the backyard of the Löwestrasse 5b was occupied by its former owner until his retirement. The first two floors featured as a locksmith’s shop, while the upper two levels were vacant for a long period of time. The top floor burned down and was in poor condition.

Pflugstr. 6 B

The factory compound, in need of complete renovation was built around 1900 and was vacant since the mid 1980s. It is mostly in original condition and features many historical details.

Schandauer Str. 13

This wonderful cathedral-like building is a pumping station, protected as a historic monument featuring several adjoining rooms. The former machine hall with its fully functioning historical crane installations has a height of approx. 13 metres.

The Kunstfreunde are a part of the venturenauten GmbH, a steadily growing network of experienced dynamic persons and entrepreneurs working together extensively since being founded in 1994.

The venturenauten GmbH collaborates with a stable core of regional architects, building contractors, window fitters, carpenters, steel workers, parquet recliners, electricians, designers and market gardeners. The projects are usually financed through known, private investors, ensuring a substantial amount of flexibility, cost efficiency and reliable payment morale. In addition to this, buyers and future occupiers will be actively involved into the process of creation.

This pool of people allows recruiting of tailored project teams for respective purposes. This philosophy enables the venturenauten GmbH to ensure efficient and timely real estate development, while simultaneously ensuring a distinguished cost-benefit-ratio for all participants.
